These are the programs that cover most of our service area — always confirm your specific route day on the provider's portal, because schedules shift after holidays and storms.
- City of Orlando — bulk and yard waste collected on your regular trash day, with limits on volume per set-out; oversized loads need a scheduled special pickup.
- Orange County (unincorporated) — bulk service through the county's contracted hauler, typically once per week on your yard-waste day, with strict separation of yard debris from household bulk.
- Winter Park — city-run collection with its own bulk day; construction debris and contractor-generated material are excluded entirely.
- Seminole County (Altamonte Springs, Lake Mary, Oviedo, Sanford, Casselberry) — franchise haulers by zone, each with their own bulk-item caps and appliance rules.
- Osceola County / Kissimmee — bulk collection by appointment in most areas rather than an automatic weekly set-out.
- Gated and deed-restricted communities — private roads are usually excluded from municipal bulk service entirely, which is why a private hauler is often the only legal option.
What HOAs almost always exclude — even on bulk day
Even communities with generous bulk rules draw the line at the same categories. If your item is on this list, curb staging is not an option and a private hauler is the route:
- Construction and renovation debris — drywall, tile, cabinetry, flooring, lumber
- Tires, batteries, paint, solvents and pool chemicals
- Refrigerators, freezers and window AC units that still contain refrigerant
- Anything generated by a contractor rather than the resident
- Loads that exceed the community's per-household volume cap for the month
How to stay compliant when you book a hauler
The safest sequence in a deed-restricted community is simple: book the pickup first, keep everything inside the garage or unit until the crew arrives, and let the crew carry it out. Nothing touches the curb, so nothing can be photographed by a compliance walk.
If your property manager requires paperwork, ask for the certificate of insurance before the crew is dispatched rather than on the day. Most Central Florida management companies want the COI on file 24 hours ahead, and that single step is the most common cause of a turned-away truck at the gate.

Does municipal bulk pickup reach gated communities in Orlando?+
Usually not. Most gated and deed-restricted communities sit on private roads, which municipal and county haulers are not contracted to enter. That is why residents in those neighborhoods generally have no bulk service at all and rely on a private hauler.
How much notice does my property manager need for a hauler?+

Can I put construction debris out on HOA bulk day?+
No. Renovation debris — drywall, tile, cabinetry, flooring, lumber — is excluded from essentially every residential bulk program in Central Florida, and contractor-generated material is excluded even when the same item from a resident would be accepted. It has to go to a C&D facility, which is what our construction debris service does.
